Our Story

A Family Business in Holland, Michigan

KODA Carpet Cleaning was founded in Holland, Michigan in 2021 and is family-owned by Zach and Jack Den Uyl. The name is an acronym: Keeping Our Dreams Alive. It was not a tagline added later to give the brand a story. It is why the business was started, and it has been on the trucks ever since.

What we set out to build

Anyone can run a wand across a floor. The difference between a company you use once and one you call for a decade is whether the person in your house is somebody you are glad to have there. That is what we hire for, and what we train for.

Three values run underneath that:

  • Trust: we show up when we say we will and deliver what we promised.
  • Character: we do the right thing when nobody is watching, which in this business is most of the time.
  • Integrity: from quoting to guarantees, we stand behind every commitment we make.

1,200+ reviews at five stars

More than a thousand West Michigan families have left KODA a five-star review, for a 5.0 average. We mention it because it is rare and because it was not bought. It came one job at a time, by asking at the moment the work was finished and the customer could see the result. It is also the easiest thing in the world to lose.

The equipment actually matters

KODA runs truck-mounted Butler systems. They heat hotter and pull harder than portable units and rental machines, and the practical consequence is that most carpets are dry in 6 to 12 hours rather than the 24-plus hours that is standard for the national chains. That is not a specification. It is whether you can use your living room tonight.

If you sit on it or stand on it, we clean it

Most competitors do carpet. We do carpet, area rugs, upholstery and mattresses, tile and grout, hardwood, LVP and LVT, VCT, laminate, concrete, and rubber, plus pet odor and stain treatment, carpet repair and stretching, and water damage and mold response. For businesses, that means one vendor for every surface in the building; see commercial floor care.

How a KODA job actually goes

  1. You book by phone or online and get an appointment on the spot.
  2. An automated confirmation follows.
  3. You get a text when your technician is on the way. No four-hour windows.
  4. Your technician walks the space with you first, so you both agree on what is being done and what to expect.
  5. The work gets done with the method matched to the surface.
  6. Your technician walks it with you again at the end.
  7. Payment is handled on site.
  8. We follow up the next day to ask how it went.

Our guarantee, and what happens when something goes wrong

Every cleaning is backed by a satisfaction guarantee: if you are not fully happy, we come back and re-clean at no additional charge. When something does go wrong, and occasionally it does, our first move is to fix it, not to argue about it. If it cannot be resolved through service, we reimburse or replace. KODA carries general liability, bonding, workers' compensation, and commercial auto coverage.

KODA4Kids

KODA4Kids is our charity and giving program supporting children in need across West Michigan. Every cleaning contributes to it. A company named for keeping dreams alive that did nothing about anyone else's would be a strange thing to build.

Where we are going

KODA is growing, and the goal is not size. It is being able to say yes to more of West Michigan without the experience getting worse. That is the hard part, and it is where we spend our time.

Where We Work

KODA is based at 100 S. Waverly, Suite 103 in Holland, Michigan, and serves the lakeshore and the Grand Rapids metro.

About KODA: Common Questions

The things people most often want to know about who they are letting into their home.

Who owns KODA Carpet Cleaning?

KODA is family-owned by Zach and Jack Den Uyl, who founded the company in Holland, Michigan in 2021. It has stayed a family business as it has grown.

What does KODA stand for?

Keeping Our Dreams Alive. It was the point of the company from the first day rather than a slogan added afterward.

How long has KODA been in business?

Since 2021. In that time more than a thousand West Michigan families have left five-star reviews, which is a benchmark we take seriously and do not intend to start coasting on.

Do you guarantee your work?

Yes. Every cleaning is backed by our satisfaction guarantee: if you are not fully happy with the result, we come back and re-clean at no additional charge. If a problem cannot be resolved through service, we make it right by reimbursement or replacement.

What is KODA4Kids?

KODA4Kids is our charity and giving program, supporting children in need across West Michigan. It reflects why the business exists in the form it does, and every cleaning contributes to it.

What makes your dry times so much faster?

Equipment. Our truck-mounted Butler systems generate far more suction than portable units and rental machines, so more of the water we put down comes back up on the extraction pass. That is what gets most carpets dry in 6 to 12 hours instead of the 24-plus hours that is standard elsewhere.
